Forest City Ratner Companies is looking for an Assistant Vice President (AVP) to join its Commercial and Residential Development & Leasing team. The AVP will report to the Vice President of Commercial Development & Leasing who is responsible for the on-going leasing of FCRC's existing 8 million square foot office portfolio and for new office development projects, including the first Co-Location building on the new CornellTech Campus.
Responsibilities:
The AVPs primary role will be to assist the VP in the leasing and fit-out of the existing office portfolio, in the leasing and development of the first Co-Location building to be built at the new CornellTech campus on Roosevelt Island, and to support FCRC's broader efforts as Development Manager of the CornellTech Campus. Significant coordination and communication will be required with internal project team members, other divisions of Forest City, various external consultants, and public and private partners. Responsibilities will include, but are not limited to:
Commercial Leasing Responsibilities:
•Supporting all aspects of leasing the assigned portfolio, from ongoing tenant relations to lease negotiations and concluding lease agreements.
•Maintaining positive relationships with tenants, brokers and staff to ensure a high level of satisfaction.
•Negotiating lease terms and conditions, completing and coordinating approval documentation, and coordinating with the legal department to complete leasing transactions.
•Working with the various internal and external teams to coordinate the design of floor plans, tenant build-outs and improvement allowances, including construction thereof.
•Working with the assigned real estate brokers to complete lease and sub-lease transactions, ensuring that organizational standards are met.
•Preparing monthly leasing activity reports for distribution to management.
•Providing analytical support and ARGUS models, as required.
•Redeveloping and repositioning of certain commercial buildings and sites.
Related Project Management Responsibilities:
•Coordinating and managing project consultants and architects by establishing and overseeing meetings, deliverables, budgets and schedules.
•Preparation and management of project proformas.
•Coordinating the preparation and careful review of documents such as contracts, construction agreements, project leases, etc.
The ideal candidate for this position will have the following qualifications:
•A minimum of 4 years of experience after college in commercial leasing and real estate development/project management
•Very strong financial, project management and organizational skills
•Innate sense of attention for detail and strategic thinking
•Strong time management skills and the ability to juggle several tasks at once
•Excellent verbal and written communication skills
•Fluency in MS Word, PowerPoint, Excel, Adobe Photoshop
