Construction & Development Manager (Hawthorne Retail Partners) Charlotte, NC 28207

Hawthorne Retail Partners is seeking a*dynamic Construction & Development*Manager to join our Charlotte office.* This role will oversee all construction and development activities of shopping center expansions/renovations/redevelopments and tenant build outs/improvements.
Hawthorne Retail Partners operates commercial real estate located in the Southeast for 3rd party clients, institutional investors and private investment groups.
Responsibilities of this role include:

  1. Shopping Center Renovations/Expansions/Development:* oversight and execution of the entire process:


  • Oversight of project planning with Development Team – site planning, preliminary building design, project budgeting and scheduling
  • As necessary, coordination with zoning and city planning officials, property owners, and other governmental agencies.
  • Coordination and communication with anchor and shop tenants related to project updates, scheduling, all required lease notices or requirements, initiation of any required lease amendments (due to design/permitting/construction modifications)
  • Oversight of request for proposals and contracts for GCs and consultants
  • Execution of value engineering and cost analysis
  • Assist with procuring permits and approvals from local authorities
  • Oversight & Execution of pre-construction meetings
  • Preparation and monitoring of construction budgets, budget revisions and reporting to Hawthorne team
  • Construction administration throughout the construction process, RFIs, resolutions, inspections and COs.
  • Review & Understanding of Landlord and Tenant scope of work in Letter of Intents and Lease documents.
  • Preparation and distribution of detailed construction schedules and responsibility to ensure timelines are being met and updated.
  • Review of request for change orders, invoices, pay applications and for management approval.
  • Completion of site inspections and site meetings
  • Review and Approval of punch list items and follow up to confirm job completion
  • Completion of project close out and warranty transfers

*** 2. Tenant Build Outs/Improvements:* Oversight and Execution of the entire Landlord’s Work*** process:

  • Review & Understanding of Landlord and Tenant scope of work in Letter of Intents and Lease documents.
  • Coordination and point of contact for Tenants, Consultants, Contractors and with Hawthorne’s Leasing, Property Management, and Financial teams.
  • Review, evaluation and preparation of construction budgets for Landlord’s Work at LOI stage for Tenant Improvement/Landlord Work.
  • Review and execution of all Landlord Work responsibilities in the lease agreement and Company internal procedures in addition to actual construction that relate to items such as required delivery dates, Tenant correspondence requirements, documentation, and opening for business.
  • Expedition and review of Tenant drawings and document submittals to ensure coordination and accuracy and that all Landlord and Municipal/State standards are maintained.
  • Tracking of all permits, insurance, Health & Safety compliance and any other necessary documents are in place prior to providing Tenant approval to begin construction.
  • Assistance and monitoring of Tenant throughout design and construction phase through to completion of their work.
  • Maintain ongoing communication with Property Managers regarding any Tenant construction related issues/concerns.
  • Preparation of documents to facilitate the completion of Landlord’s Work and issuance of any necessary Change Orders/Budget Revisions as may be required.
  • Process of vendor invoices and contractor applications for payment
  • Monitor, Oversee and Inspect progress of Landlord’s and Tenant’s Work through site visits and inspections and ensure that all work is completed in a proper and timely manner.

Requirements of this role include:

  • Minimum of 5 to 10 years of experience in the management of retail construction projects
  • Preferred experience with a nationally recognized general contractor or retail developer
  • Excellent knowledge of construction and legal documents (easements, leases, construction contracts, exhibits, title reports, surveys)
  • Experience in managing design consultants (architectural, civil, geotechnical, landscaping)
  • BS in Construction Management, Civil Engineering, or Architecture strongly preferred
  • Excellent knowledge of business English, spelling, punctuation, office practices and procedures
  • Excellent interpersonal skills and have the ability to communicate effectively with all levels of internal and external customers and contractors both verbally and in writing.
  • Sensitivity to deadlines, attention to detail, high sense of urgency required
  • Able to handle multiple tasks and changing priorities
